Nice area

The Northern districts of Nice tend to be more associated with housing for local people than with international buyers.

However, there is a charming place here you need to keep in mind in your research, called Parc Chambrun.

A former property of the Prince Joseph de Chambrun has left us a charming park here, well known for its Temple of Diana. The park is surrounded by villas, and the streets nearby are named after many illustrious poets and writers : André Chenier, Alfred de Musset, Chateaubriand, Alfred de Vigny…   it’s called ‘poets’corner’ or ‘Quartier des poètes’

This poetic and romantic place is like a peaceful oasis in the northern part of Nice, close to Cimiez.

French Riviera

It’s a chic residential area on a hill in Nice, which is near Rimiez, and has easy access to the city centre.

Gairaut is a district mostly made up of individual villas, or gated estates of villas.

Gairaut and Rimiez are both well-liked by French families, for their proximity to the town's infrastructure and Cimiez, where there is a very good range of quality shops, schools and medical care.

International clients will appreciate the beautiful road by Cimiez to the hills, the closeness of nature  and its serenity, close to the town’s many amenities, and of course the security of its gated estates.

Buying property in Gairaut & Rimiez

As a buyer of property in Gairaut and Rimiez, you can get more for your money here than in Mont Boron, especially if you looking for a beautiful garden. However, the price will still be higher than on the other hills of Nice.

You can easily set aside 1.5 to 2 million euros for a sea-view villa in Rimiez and Gairaut.

For lovers of new developments, there is a unique gated estate of prestigious sea-view apartments called the “Domaine du Gairau” with a landscaped park, tennis courts, a swimming pool and even miniature golf.

Gairot

Gairot

What are the main plus points for properties in Gairaut and Rimiez ?

  • A prestigious destination, as there are no industrial sites nearby – it’s both idyllic and quiet.
  • Proximity to the city centre and its amenities.
  • Proximity to the prestigious Cimiez area, where the schools are highly rated.
  • Beautiful panoramic views of the sea and the hills of Nice.
  • The security of many gated estates

As this was already a popular and developed area of Nice many years ago, it is not easy to find a plot of land to buy here, where your dream is to build a new house.

The hills of Rimiez and Gairaut attract locals to the area, who come for the beautiful walks in the hills, for the smell of wood-smoke from the local houses, and also for the quality of the restaurants here, with their delicious, home-cooked food.

This area is not usually considered by international buyers of real estate on the Côte d'Azur.

As the properties are located close to the airport and the industrial area on the Route de Grenoble, it’s not the kind of view  which our clients dream about.

The eastern part of Nice (Mont Boron) is more prestigious than the west.

However, the City has plans to transform this district in future with new developments.

Cote d'Azur

Côte d’Azur or French Riviera stretches from Toulon to the Italian border and includes Monaco, as well as such famous cities as Cannes, Nice, Saint Tropez, Antibes, or Saint Raphael. Locals however consider only the area between Cannes and Menton as the true Riviera. It is here that you will find the mildest climate and the most intense social life. Côte d’Azur is famous for its amazing weather resulting from its location between the sea and the mountains: winters are mild and summers are not too hot.

Nice is considered to be the capital of the French Riviera. It first became the winter centre of attraction for European high society in 18th-19th century, where the English aristocracy played an important role.

Events on the French Riviera

The life on Côte d’Azur has its own rhythm. In January Monaco hosts the famous circus festival with the best troops coming from all around the world to showcase their new programs. February attracts flocks of tourists with the gallant carnival in Nice and the lemon festival – Menton’s trademark. The French in the meantime take advantage of the school holidays to ski up in the mountains. By the way, well known ski resorts of Isola 2000, Auron and Valberg are only 1.5-hour drive away from the coast.

The Ball of Roses takes place in Monaco in March, this is one of the most expected social events in Europe. May is the time for the Cannes Film Festival and one of the most prestigious car races – the Monte-Carlo Formula 1 Grand-Prix. In June, the sailing regatta « Les Voiles d’Antibes » - The Sails of Antibes, gathers the most beautiful yachts of Europe.

July’s jazz festivals in Nice and Juan les Pins take a special place among musical events. Cannes firework festival in July-August is an unforgettable show. Cannes Royal Regatta and Monaco Yacht show attract the yacht lovers in September. And in October more than 300 modern and classic yachts take part in the main regatta in Saint-Tropez.

Overall, moving from one place to another on the French Riviera is sometimes easier than getting across a large megapolis such as London or Los Angeles. There are three main roads - the beautiful sea-side route, the inland one parallel to the first one, and the A8 highway that will get you quickly from one city to another.

For example, it will take you about 30 minutes to get to Cannes or Monaco from Nice. That is why people do not stay in one town on Côte d’Azur. It is perfectly normal to wake up in Nice, play golf during lunchtime in Mougins and have a dinner in Monaco the same day. Nevertheless, each place has its own unique atmosphere, traditions and even microclimate.

Buying real estate on the French Riviera.

Most people coming for the first time to Côte d’Azur to purchase real estate need some time to decide which location suits them the best. While some decide after 1-2 days, there are also buyers who visit the region for years to find their perfect corner.

Clients who opt for buying an apartment are mostly attracted by geographic location and simplicity of management. Unlike villa, where you need to look after a garden and a pool, one can simply lock an apartment and not think about it until next visit.

The western areas of Nice close to the sea and the airport are not associated with luxury real estate.

The western hills, such as Saquier, Bellet, St Antoine Ginestière are  the hills which go down to the Route de Grenoble with its out of town shopping area. This an area full of huge supermarkets, car dealerships, and a large football stadium, where local families come for their shopping.

International clients are familiar with this direction, because the International school of Nice is here, and it’s also the route people take to go to ski resorts like Isola, Valberg and Auron
